The launch of the new Western Australian brand, Edge Resorts is on track with the grand opening of Kalbarri Edge Resort in October this year.

Edge Resorts are set to bring 4–4.5 star luxurious affordable accommodation to some of our most unique WA coastal locations. Not only is Edge Resorts set to re-create the concept of a holiday, they are also here to offer investment opportunities in strata titled apartments.

An Edge Resorts apartment is an ideal investment and holiday house in one – a superior development with flexible owner usage. Investors can also take advantage of the fantastic 7% rental guarantee offered at most properties.

Owners who participate in the management rights will be able to stay in their apartments FREE for 4 weeks pa – 2 weeks peak and 2 weeks off peak.

Ownership of an apartment at Edge Resort is unlike a standard residential investment – all apartments are sold fully furnished to the investor equating to over $20,000 of furnishings at no extra cost.

Edge Resorts’ experienced property management professionals handle the day-to-day running of the resort, while our tourism marketing experts promote our respected and growing West Australian brand. The resort will be operated by a professional and experienced management team overseen by Edge Resorts. This will ensure owners achieve the best possible rental returns. They will distribute guests evenly throughout all rooms ensuring a fair occupancy schedule is adhered to at all times and that all owners receive a fair remittance.

Apartments in the Edge Resorts group will be of a dual-key configuration. Dual-key apartments consist of 2 bedrooms and 2 bathrooms that can be sectioned off to create two separate apartments (each with 1 bedroom and 1 bathroom). This versatility provides owners with two avenues of income rather than just the one. It will also give owners the flexibility to stay in one half of their apartment whilst still earning rent on the other.

What are Strata titles and how do they relate to Edge?

Well, putting it simply, Strata is a system, first introduced into Australia in NSW in 1961, for handling the legal ownership of a ‘portion’ of a larger apartment block.

Prior to the introduction of the strata title legislation, it was not possible in Australia to hold a title deed for a ‘part’ of a building. The Conveyancing (Strata) Act 1961 was introduced to enable the subdivision of lots into strata and the transfer of these titles. This was welcomed because owners received their title deed to a unit.

Many changes have taken place and the legislation is now called the Strata Schemes Management Act 1996.

Lots are the units (apartments). The strata plan defines the legal boundaries of ownership and the purchaser of the apartment receives title deeds for their apartment.

Common Property is defined as everything else on the parcel of land that is NOT comprised in a lot, such as common stairwells, driveways, roofs, gardens, main gates, garbage areas, exterior walls and windows, balconies, lifts as well as recreational facilities such as gym, sauna, swimming pool, tennis court, meeting room, etc.

Edge Resorts is to be run as a short stay tourist accommodation facility with each apartment Strata titled.

Owner usage is allowed 4 weeks pa – 2 weeks peak and 2 weeks off peak. Each proprietor acknowledges that he/she is purchasing a lot in a strata scheme which is to operate as a short term tourist accommodation facility and that the strata company must at all times promote this objective.

An owner of an apartment can elect to participate in the Edge Resorts letting and services scheme. The scheme is designed to produce good returns and professional management of the owners apartment. Other options exist as well. Owners can manage the letting themselves or appoint another agent. Alternatively you can keep the apartment entirely for your own usage, or friends and family usage. Owners may switch and change these options freely.

All apartments have the ability to be let as 2 separate rentals. Internally they comprise of 1 X 1 bedroom deluxe spa suite AND 1 X 1 bedroom studio room, with an internal interconnecting double door. Together they form the 2 bedroom, 2 bathroom deluxe family apartment. This room type flexibility maximises returns for the strata owners.

The Edge Resort Management receives 57% of the gross income for the services they perform. The remaining 43% is returned to the owner. The Edge Resorts Management Team covers the costs of consumables, housekeeping, staffing, repairs and maintenance, bank fees, accounting, advertising and usage of power and water.

You don’t have to worry about a thing – only getting to your apartment to enjoy a holiday!

The Management Team must account to you within 14 days of the end of each month. Similar to a residential investment you will receive a monthly statement and a monthly payment into your nominated bank account. The owner recieves monthly remittance directly related to the occupancy rate and average room rate achieved for that exact apartment.

Kalbarri Edge Resort

Kalbarri Edge Resort, in the heart of Kalbarri, is set for completion and operation in October, 2008.

Located on Porter Street Edge Resort is adjacent to the main town and only 500m from the beach and the mouth of the Murchison river. These 38 luxurious 2 bedroom, 2 bathroom, self contained apartments are to be opened on the 15th of October.

Sales for Kalbarri apartments have started with a 7% rental guarantee for the first TWO years and a conservative estimated 6.5% net rental return plus capital gains thereafter. The resort includes a cocktail lounge, restaurant and conference facilities . Pool, hot tub, gym, wireless internet and giant
chess is all on site for owner and guest usage.

Cervantes Edge Resort
Construction of the 2nd resort, Cervantes Edge Resort, started in March this year with completion set for September 2009.

Located only 10 minutes from the iconic Nambung National Park, Cervantes Edge Resort is set to be a sure success. Nambung National Park is home to WA’s mystical Pinnacles and is recorded as being the most visited National Park in Western Australia. Grant Harding and Rhonda Lopes, have been appointed as the mangers for brand new Kalbarri Edge Resort.

After leaving their management position at the Best Western Hospitality Inn in Carnarvon Grant and Rhonda are eager and scheduled to start work on the 1st of August in preparation for the opening of Edge Resort on the 15th of October, 2008.

With over 40 years combined experience in managing 4–5 star city hotels and country motels, Grant and Rhonda are embracing Kalbarri Edge Resort with enthusiasm and as a fresh step in their hospitality and tourism careers.

“We’re very excited at the prospect of the new Edge we can bring to Kalbarri” they commented.

Grant and Rhonda love travelling and have travelled extensively throughout Australia and the world. Grant, being an experienced chef, is looking forward to making the onsite restaurant and cocktail lounge a renowned success and a relaxing place for guests to dine after an adventure filled day in Kalbarri.

Indian Ocean Drive – Driving business to all Edge Resorts

Work is underway on Stage 2 of the $110 million Lancelin to Cervantes ocean drive overlooking the pristine Indian Ocean.

Alannah MacTiernan, The Minister for Planning and Infrastructure, officially launched the project wIndian Ocean Drive Constructionith a ceremony near Ocean Farm Estate, just north of Lancelin, on June 17th 2008.

The road forms the final piece of Indian Ocean Drive, linking Perth’s northern suburbs with coastal towns and tourist destinations along the coast to Cliff Head just south of Dongara.

The 55km stretch of quality road, scheduled for completion by mid 2011, will shorten travelling time between coastal communities , providing a scenic alternative route to the busy Brand Highway and accelerate development of the region and its tourism.

Stage One of Lancelin to Cervantes Road, a $20 million, 10.5 kilometre section was opened in mid March this year. It included a new 1 kilometre section of Lancelin Road providing improved access to the town and Lancelin Bay.

Completion of the new Indian Ocean Drive will increase the flow of traffic north driving business to all Edge Resorts in Cervantes, Geraldton and Kalbarri.

Augusta, Exmouth, Esperance and Shark Bay have all been identified as further areas for expansion of the fast growing luxurious brand. Freehold titles have already been purchased in these locations and development is planned after the first 3 resorts have been completed.
